Check-in and Check-out: You may check in after 4 p.m. on the agreed arrival date. You will receive a key code to gain access to the property 48 hours before the earliest check-in time. Check-out is at 10:00 a.m. Early check-in requests may be granted (at no extra fee), based upon availability. Late check-out requests cannot be honored due to cleaning schedules. Noise No parties or events. Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties – especially during nighttime hours between 10 p.m. and 8 a.m., and upon arrival and departure. Sunset Ridge is a quiet subdivision of mostly retired Marylanders who enjoy the country, nature, and Deep Creek Lake. Violating the noise ordinance or disabling the WIFI, cameras, noise sensors, or smoke alarms will result in forfeiting the stay and potential legal ramifications, so please respect the quiet neighborhood and the neighbors. Parking There are 3 spaces to the left of the driveway – this way all vehicles will be able to exit without having to shuffle cars. Please remember that the speed limit on Mosser Road is 40 MPH, so cars may be going quickly. Do not park on the street or on the grass. Please note that the driveway is not paved. During bad weather conditions (snow or rain) be careful and take it slow, as plowing on gravel is not perfect and cars may slide easily. No RVs, boats, jet skis, or trailers/campers are allowed to be in the driveway. Weapons policy Weapons, including firearms, are NOT permitted at the property. If a guest brings a weapon onto the property, the host can cancel the booking immediately without reimbursement. In the event of this happening and if weapons are left behind at the property, the authorities will be called to retrieve them and it will be up to the guest to figure out how to get their property back. Security We deploy outside cameras, a doorbell camera, and inside noise sensors to ensure that the noise ordinance and capacity requirements are followed. Amenities We try our best to have all amenities available for use, however we cannot guarantee that they will always be available. Do not remove any TVs from the mounts or Wifi cables. Cleaning supplies are located under the kitchen sink cabinets. Paper supplies– We’ve supplied sufficient toilet paper and paper towels for your stay. Should you run out, you are responsible for additional paper supplies. Local grocery stores: Shop n Save Fresh 24586 Garrett Hwy, McHenry, MD 21541 Walmart (in Oakland) 13164 Garrett Hwy, Oakland, MD 21550 Air Conditioning and Fans The house has window AC units for the summer months, which can be adjusted to your liking, and fans are also available in the bedroom closets. Heaters The house uses electric baseboard heaters, controlled through Wifi thermostats. During the cooler months, it will be set to 69 degrees for your arrival and you will be able to adjust them to your comfort. Pets Pets are NOT permitted at the rental. Smoking This is a non-smoking house (we often have children & infants stay here). A $200 fee will be charged for any cigarette butts and/or smell left behind (we will use your deposit for this). Please smoke 20 ft away from the home and throw butts in the big trash cans outside after they have been put out. Visitors & Events Strictly registered guests only. No unregistered visitors are permitted, and the property may not be used as the base for a party under any circumstances. Failure to comply will result in guests being asked to leave, additional cleaning costs being charged, and guests being reported to Airbnb, VRBO, etc. Laundry There is a washer & dryer located between the Entrance and Game Room. We have complimentary detergent and fabric softener. It’s a high-efficiency washer and dryer and only requires a little detergent and fabric softener. When using them do not leave them unattended during the cycle or after finishing. Always remove lint from the top lint trap after finishing a load and check before starting another. Lawn Service We have contracted with a local company for lawn care service. They may arrive while you are vacationing. With the 1.10-acre lot it typically takes about an hour for them to finish. Fire Extinguisher (multi-purpose) It is mounted in plain view on the wall in the kitchen in case of fires. Please leave the extinguisher in its holder for easy use during an emergency. First Aid Kit Is located in the kitchen cupboard to the left of the refrigerator. Trash and Recycling Trash – The weekly trash pickup service is on Tuesdays. The trash bins are to the left of the driveway entrance in the bear-proof enclosure. Do not move the trash cans out of the bear-proof enclosure. Recycling – There is no recycling pick-up service. If you desire to recycle, please refer to Garrett County Government Solid Waste, 1367 Bumble Bee Rd, McHenry, MD 21541 located 1.3 miles away. Recycling boxes and bottles are free to drop off during open hours. Trash will cost money to throw away at the Refuse Center so please use our weekly trash service listed above. Snow Removal We have contracted with a local company for driveway snow removal when there is a threat of snow. The snow will be removed by this company within 24 hours. We always attempt to get same-day service, conditions pending. Please note that we are unable to control when Mosser Road will be plowed. IMPORTANT: The owner reserves the right to terminate permission to occupy and to evict from the rental any guests who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community. All damages and breakages must be reported as soon as reasonably practicable. Failure to report them will likely result in additional fees. To avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement.

You will have access to this entire home and will have complete privacy. Entry is keyless and we will send you the code to enter the home before check-in.
